Going through the property and performing a comprehensive visual inspection to assess the condition of the home and all of its systems, will determine the components that are not performing properly as well as items that are beyond the useful life expectancy or considered unsafe.

 

Purchasing a home is the single largest investment that an individual will make in his or her lifetime. Most purchases are based on a visual perception or an emotional connection. At times, relying on a visual perception could make it extremely difficult for the purchaser to remain objective and unemotional. This could lead to impaired judgment on the part of the purchaser. One of the best ways to understand a home’s condition, habitability and safety is to hire a JefCan professional home inspector.

 

The inspection will also provide the purchaser with a greater measure of protection from unpleasant surprises after moving into their new home.

 

A home inspection may take anywhere from 2½ hours to 4 hours depending on the age, size and the number of defects that may be found. Upon completion of the inspection, you will receive a report about the condition of the home. If you have any questions about your home or the report we offer free ongoing advice and consultation as long as you own the home. The inspection report is well laid out and broken down into components so that it is easy for you to understand and use to your advantage.

A home inspection is an information service; it is visual in nature, non-destructive and non-invasive. The inspector is a guest in the home and needs to respect the seller’s property. The inspector will not move furniture, lift carpets, cut holes in walls, shovel snow, dismantle equipment or take pictures inside the home. Using a Moisture Meter to detect wet spots in basement walls and foundations gives you the client greater protection. If applicable we will enter the crawlspace if accessible and safe. We allow you the client to look into the attic if you wish but we do not allow you to enter it for safety reasons. The inspection is a visual inspection due to various limitations. For this reason it is important to hire an experienced inspector with excellent communication skills and a strong technical background.

If you are going with the cheaper choice it may actually cost you far more in the long run.

 

Prices increase by $30 (tax in) per 1000 square feet above 2,500 square

Homes over 4000 square feet call for quote

Homes under 1250 square feet call for quote.

The Reporting System

	Your own detailed and comprehensive report delivered to you on site at the end of the inspection. This means you get the information you need now. No other reporting system helps convey my findings better!  In your Report you'll find detailed report sheets including "The Overall Picture" this page will highlight the safety issues and what you should budget for in the next couple of years.  All inspections come with “Home Care A Guide to Repair and Maintenance” a guide that is detailed and easy to understand step by step instructions with diagrams that will cover many of the topics we discuss during your inspection.  You will get value in your report and appreciate the attention to detail. 	A home with a wood burning appliance will also be provided with a copy of “A Guide to residential Wood Heating” a comprehensive guide to safety, chimneys, wood stoves, fire places, burning wood, smoke prevention, preparation for a fire, maintaining your wood heating system and much more (86 pages) or you can download it here         A digital camera used in home inspections - we show our clients the roof through the use of a Digital camera if necessary.  As an example these shingles in the photo to the right are deteriorating and have gone beyond the life expectancy.
	The contract and terms

JefCan Home Inspections are available seven days a week from dawn till dusk.
